High atop the Santa Clarita hills, a new community of 119 single-family homes is taking shape.
Pelona Hills at Sand Canyon, developed by Intracorp Homes, will debut Phase I with a community celebration from 10 a.m. to 5 p.m. March 28. The event at 16255 Rochester Court invites the public to tour three furnished models.
Phase I sales launch that day via the Neal Weichel Group at Re/Max, with move-ins anticipated this summer.
Pricing starts from the low $800,000s. Notably, Pelona Hills is not subject to Mello-Roos taxes, offering homeowners lower annual costs than many neighboring developments.
The neighborhood features modern interpretations of early California architecture. Homes range from 1,830 to 2,181 square feet and offer open-concept floor plans with three to four bedrooms, 2.5 to three bathrooms and SUV-sized two-car garages.
Every home includes a private backyard, smart technology and energy-efficient systems. Solar power (with optional battery storage and backup) is also available for purchase or lease.
Pelona Hills sits on the east side of the Santa Clarita Valley near State Route 14 and Vista Canyon Multi-Modal Center, which provides Metrolink rail service to downtown Los Angeles. It is within walking distance of a new neighborhood park and the Sand Canyon Village Retail Center, home to Sprouts Farmers Market, Starbucks, Chipotle, Habit Burger & Grill and Handel’s Homemade Ice Cream.
